Tim Walters – Portland Broker of the Week!
Portland real estate has been booming for several years now. Before the great Pacific Northwest, eastern snow birds flocked to warm locales such as Florida and the desert southwest. Now, with the recession having cratered those markets, the new hot spot is right here in Portland.
From 2000 to 2013, Portland’s population growth has grown a whopping 15.2%. Along with the population explosion, housing prices have risen as well. In 2000, the average median price for a house or condo unit was $154,700. By 2012, that number had jumped to $268,800. Last year the median price came in at $305,000.
The Portland real estate market has been on fire for some time now, something longtime realtor Tim Walters acknowledges is likely to continue. “In the next five to seven years I think the Portland market will continue to grow,” he states.
Walters has been an agent and top producer among Oregon Realtors for over twenty-three years. He focuses mainly on inner city properties, whether they’re a condo, investment property or luxury home. He prefers to work alone and considers working in a team to be “highly ineffective,” as he puts it.
Considering the number of neighborhoods that are currently blowing up in Portland, having an agent who’s been operating in the city for many years provides a strategic advantage. Developing a strong reputation in the community means Walters has a wide variety of testimonials to draw upon.
As a Diamond Platinum Million Dollar Club Member, Walters makes sure he can match a buyer’s needs with a seller’s options. As client Mary Wynn Ryan puts it, “Tim Walters is the best realtor I have ever worked with. Calm, cool and professional. He wouldn’t let us buy the wrong house and got our condo sold for an amazing price. The amount of work he and his assistant Jered did for us under tight deadlines were nothing short of miraculous.”
Walters doesn’t hesitate when asked what sets him apart from the competition. “I’m diligent, honest, experienced and hard working,” he states without hesitation.
In any market, being able to weigh the needs of both buyer and seller is a crucial skill. While some agents choose to only focus on one or another, Walters understands they both play an important part.
“I specialize in working with both buyers and sellers,” he explains. “If you don’t work with buyers, you can’t really work with sellers. Otherwise you could just go to Costco and pick a picture of the house you want off of the shelf, go to financing, get the keys, and walk in the door. Buyers determine the market. Remember, the market is ever-changing. You have to work with both, otherwise you may not understand what the market is doing.
With nearly 10,000 home sales in Portland last year, 2015 looks to be another banner year for real estate in the city. When moderate weather is combined with excellent services and a culturally advanced city, you get the recipe for heavy migrations.
Whether you’re a first-time buyer or investor, are looking for a bigger place, downsizing, or renting, Portland has a neighborhood for you. Inner city properties are a hot commodity and you need an agent that will be able to match your needs to what’s on the market.
